Friendly Wheatbelt communities are seeking a GP to operate the local medical practice, three hours from Perth Metropolitan area.

An excellent business opportunity has arisen for someone wanting to manage and grow their own general practice at the long established and well managed medical practice servicing the Shires of Kondinin and Kulin.

About the role and general practice

The practice operates from Monday to Friday out of modern premises across the towns of Kondinin, Kulin and Hyden, and is currently staffed with an experienced practice manager and receptionist.

It is a private practice, currently providing bulk-billing across the three communities.

Under a separate agreement with WACHS, the GP would be required to provide hospital emergency department cover and medical care for inpatients at the local hospital with access to Emergency Telehealth Service and Royal Flying Doctor Service retrieval.

Within the well-equipped Shire-owned medical centres, they also run a nursing clinic and infant health clinic. Allied health professionals (eg, osteopath, chiropractor, podiatrist, dietitian) also use the centres.

About the communities

The Shires of Kondinin and Kulin are situated in the Central Wheatbelt 280 kilometres south east of Perth. The area is renowned for its wildflowers and natural beauty, and as the pathway to Wave Rock.

The Shire of Kondinin has a population of approximately 800 and includes the towns of Kondinin, Karlgarin and Hyden. Boasting long agricultural farming histories, the area accounts for a large percentage of Western Australia’s wheat and canola crops, while also providing quality sheep and cattle for market consumption.

Kondinin and Hyden have modern recreation facilities and aquatic centres, with Hyden still maintaining a diving bowl. Bowling rinks are available in Kondinin and Karlgarin and tennis, netball, hockey, football, cricket and other sports are available in Kondinin and Hyden. The area has many granite outcrops to visit including Wave Rock, some with various facilities.

The Shire of Kulin comprises of four townsites Kulin, Pingaring, Dudinin and Holt Rock. The main industry within the Shire is agriculture, with most farmers growing cereal crops and sheep for meat and wool. With a population of approximately 700 people this small town has a large community spirit and hosts many community activities and events.

Kulin boasts modern recreational facilities with an extensive aquatic centre, which includes the longest slide in regional Western Australia, football and hockey oval, indoor netball and basketball courts, competition-sized bowling rink, tennis courts, 18-hole golf course and extensive town park, which includes grassed area, shelter and seating, gardens, BBQ facilities, skate park, pump track and basketball court.

Filled with heritage shop fronts and historical items the towns are quintessentially Australian with friendly locals, rambling pubs and quirky country events. These include the Karlgarin Gilgie Races, The Wave Rock Weekender (music festival), Kondinin Gourmet in the Garden, Kulin Bush Races and a variety of colourful country market days.

The region is well serviced and includes access to primary schools (Kulin, Kondinin and Hyden), a district high school (Kulin), medical facilities, home and community care, child care centres (Kulin and Hyden), community resource centres, visitor centres, caravan parks, police stations, supermarkets, hotels, mechanic, hardware stores, post office, library, beauty therapist and hairdressers.

The package

The Shires of Kondinin and Kulin are looking for someone to set up and run their own business independently, with the Shire providing the building and equipment at a peppercorn rental.

Currently a solo general practice, there is opportunity to expand services across the three towns, and as owner-operator, would retain all profits generated by the general practice.

Each Shire-owned facility is fitted out with consulting equipment and furniture, with other consulting rooms used by complimentary health service providers. The package includes the cost of all rates and utilities, including water and sewerage rates, water, electricity, and gas consumption for the general practice. The service at Hyden is delivered from the Silverchain Nursing Post.

The package includes a 4×2 executive home in Kondinin and 2022 Subaru Outback for business and personal use.
